*Much activity has centered around the common areas of the swimming pool during the past year, and much has been accomplished. Interest has been expressed by some at our annual meeting that we do "more".

The Pool Committee needs your input to establish priorities. We realize that there are differences of opinion, so we hope to follow and meet the wishes of the majority hoping for your support of this process.

We don't have to do everything
...we will not and cannot.

However, we can "plan" and need you to help us.

No decisions will be made without thorough analysis and discussion by the Board. This is an opportunity for you to provide your response upon which the Pool Committee can act.

We will let you know the outcome of your responses as soon as we obtain sufficient results.

Pest Control

Owners of Sunset Captiva have indoor pest control service performed quarterly (the charge is included in your quarterly fee). You must furnish Lucinda Shaffer at Royal Shell Management a key to your unit.

Below is listed is the schedule for this service listed by unit number.

  • Lots 1 through 19:
    4th Monday of January, April, July and October

  • Lots 20 through 39:
    2nd Monday of February, May, August and November

  • Lots 40 though 59:
    4th Wednesday of March, June, September and December

Note: The Pest Control Service will leave cards in the units they treat.

YOU'RE INVITED!!!

Pat and Mike Boris have invited the owners and friends of Sunset Captiva for a
sunset appetizer and cocktail party at their home on Friday, February 1 - Ground Hog's Day Eve.

Everyone who can bring an appetizer or a beverage will be much appreciated.
But don't let it keep you home. There'll be plenty.

We'll start at 5:45pm and be ready for sunset here on our porch! It's always such fun when we've gotten everyone together like this in the past.

We're looking forward to seeing you!!!

Hello to All:

The reception welcoming the owners and friends of Sunset Captiva and Bayside Condos was a huge success. The reception is becoming an annual event, held the Friday evening prior to the Annual Meeting; it was wonderful to see so many in attendance.

Ginny Reiss helped organize an awesome event. The attendees provided heavy appetizers, beautifully presented! Bill and Angelia Hopkins (annual guest at Sunset Captiva for the many years) provided a bar of mixed drinks, wines and after dinner liquors. Thanks to you, Bill and Angelia. It was equal to the bar at the Rita Carlton in Manhattan. No one ended up in the pool, however, I believe there were some mischievous thoughts?????

The Annual Meeting of Homeowners was held at 11:00 a.m. at the Captiva Civic Center on Saturday the 19th. After the welcome, attendees honored the passing of the following owners in 2007 with a moment of silence: Connie Rosenberg, Marcia Stegmann, Helen Kramer and Phil Lybrook.

All attendees introduced themselves and the Board of Directors were introduced. Rich Stegmann thanked retiring director, Bob Vinson, for the valuable service he rendered to the board and the community. Bob will continue to serve the board as a member of the landscaping committee.

All of the issues on the proxy, which each owner received by mail, were explained by Ron Kramer and Bob Adler. All of the issues passed with about 75% of the owners voting in person or by proxy and all issues passed with a 90% or higher favorable vote. The $625.00 assessment passed unanimously - you will be receiving an invoice in the near future. The board appreciates the intense interest of the owners, as evidenced by the largest turnout of owners in our history!

Bill Fenniman gave a detailed report from the pool house committee, including details of their activities from the committee's inception through their project completion. The project is a GREAT success and a wonderful addition to our complex. The discussion continued with much interest and many ideas for future expansion of the decking, possible pergolas for added shade. The owners brought up some new ideas, including a small shallow pool for the toddlers (some added maybe for use by the grandparents also). This would also relieve the big pool for more swimming activities.

Another added idea was for a toddler play area adjacent to this area (some said this could also be a fitness area for grandparents). Andrea Adler, who works in the area of child development, is going to research this idea (equipment etc.) and report back to the board.

Alan Fugit is going to work with Bob Adler (Dock Committee Chairman) to establish a safe and easy passenger boarding area for the dock and report back to the board.

The issue of pets in the complex was discussed again. After a year of confusion, the board has unanimously established the policy of OWNERS AND OWNERS IMMEDIATE FAMILY MAY HAVE PETS TO BE HOUSED IN THE OWNERS UNIT ONLY. The pets MUST be leashed and the waste cleaned immediately.

Ginny Reiss will be preparing a new laminated set of rules for each house in the complex. George Hoch will deliver to each unit. Please advise your rental agent and instruct them to enforce our rules. If you, the owner, have contacts with your guests, please inform them and ask them for their support of our rules.

These rules will be posted on our www.sunsetcaptivahomeowners.com website. We will be posting many items on this website. Please visit the website often, as it is a wonderful resource and is updated regularly. Stephanie Breed, our webmaster, does a fantastic job for us.

Owners and guest arriving with boats should contact George Hoch at 239 395-3167 or Lucinda Shaffer of Royal Shell Management at 239 472-9111, prior to arrival and arrange the dock details for their boat.

Work hours for contractors in our complex are from 8:00 a.m. to 6:00 p.m. Before doing any exterior work or painting on your unit be sure to get approval from the Architectual Review Committee, Ron Kramer Chairman. Applications available from Lucinda Shaffer.

Follow-up from Pat Boris...

This is a great opportunity to share our abundance with some fine people who have so much less than we do. I've been told that the recipients have women who carefully go through all donations, prepare, fold, label for non English speakers, etc. Really appreciative acts of love and humility. Wow. So, while bedding (ie, mattresses) isn't a good idea, usable quilts and comforters would be great. Our inside space is limited, so be sure things are in boxes or plastic bags so we can put them under the house - partially protected. We all face the same problem. Again, larger items can be picked up at your house if you call or email ahead. Thank you, thank you.
Good Morning to All:

A church in Fort Myers will pickup any furniture, working appliances, dishes, wearable clothing, etc.

HOWEVER NO BEDDING, TOWELS OR PERSONAL ITEMS WILL BE ACCEPTED.

In summary anything that would be acceptable at Goodwill Stores.

Recently you received information via U S Postal Service on the meeting and a PROXY FOR YOU TO EXECUTE IF YOU ARE NOT GOING TO BE PRESENT AT THE MEETING.

It's understandable "Old & Forgetful" go together. I forgot to mention above that we have 3 openings on the board and we have 3 candidates.
This cuts down the campaign spending for re-election. The candidates are John Jensen #58,
Ron Kramer #32 and Rich Stegmann #38.

The Board wants to thank Bob Vinson for all that he has contributed to the board and the Sunset Captiva Community. Rumour has it, that he may continue to watch over the landscape in the community as he has done so well in the last two years.

Please join us on Friday evening, January 18 for our annual Sunset Captiva Homeowner's Party. Guests and folks staying in SSC at that time are also welcome to join us.

Please arrive at the pool house at 6:00 PM and bring a "heavy" appetizer to share (since this will be dinner) as well as whatever you would like to drink that evening. We'll provide everything else as well as a special dessert!

Looking forward to seeing you all. It will be a great evening for everyone to catch up as well as toast our newly renovated poolhouse!

On Saturday January 5, 2008 at 5:00pm, the benches for the beach honoring the lives of Marcia Stegmann
and Helen Kramer will be dedicated at the beach in front of Sunset Captiva.

These two ladies loved sunset and the beach at Sunset Captiva. Maybe the Good Lord will give these ladies a special blessing with a green flash at sunset.

Bring an appetizer only if you have something. More importantly be sure to come and join your friends in this great tribute.

Drinks will be furnished.

Notice to Homeowners

Please refer to the Disclosure Letter sent to you in the 2nd Notice of the Annual Meeting. This letter explains an amendment to the Homeowner¹s Associations State Statutes that provides Statutory Reserves requirements that will be binding on the Association unless the Homeowners, by majority vote, waive the reserve requirements.

The form (Statutory Worksheet) shows how the Association calculated the Statutory Reserves to help you determine how to vote on the full funding of the Statutory Reserves.

Hello to All:

Happy Thanksgiving to our United States owners and a belated Happy Thanksgiving to our Canadian owners. Someone told me that the Canadians have Thanksgiving in October so they get the complete turkeys and they sent the birds that are missing a wing or leg etc. to the US for our Thanksgiving in November.

The pool structure is complete. Comments from the Pool House Committee are included below. Thanks to Bill Fenniman, Chairman, Sue Sherlock and Bob Irvine for their work on this committee.

Pool House Report:
We are pleased to report that the rehabilitation of the pool house by our own Joe Mason has now been completed. In the process we were able to completely re-do the bathrooms, tiling the floors, adding hand bars and new plumbing as well as new ventilation fans, and new doors with combination locks, combination 1 2 3 & 4. The old showers were removed and replaced with a new changing room as well as a tool and supply closet for our property manager. Those two rooms also have new flooring.

The function room was completely re-done - new carpeting, paint, new ceiling fan, as well as counter, sink and cabinets. We added an air conditioner for everyone's comfort, as well as refrigerator and microwave. We know that you will be pleased and we are delighted that our own "crafty ladies" will have a location that will be much more conducive to their activities. Some additional suggestions are in the works for enhancing the room further and we will keep you posted as to any additions or changes in the future.

The equipment room for the pool has a new floor as well as new exterior lights. A new door was installed and the roof has been "leveled " while at the same time as much rotten wood as possible was replaced adding what we hope are years to our delightful use of this common property.

The Board is most appreciative of everyone's input to this project and the patience that has been required to see this project to its completion.

As you remember we started this project last year and then we were issued a stop work order from Lee County. Then after complying with the items of the stop work order we did get the decking replaced around the structure itself. Which was a very unsafe and high liability issue for SCHA.

The Board then discussed our options to replace the main structure at an estimated cost of $225,000.00 plus or minus10 to 15% (est $3,200. each unit). So then we revisited the remodel aspect with a estimated cost of $25,000 with the current known structure, $27,000. from the pool deck reconstruction in 2006 and the addition of the unknown wiring, replaced roofing and plumbing items totaling $13,000. This totals to $65,000. and the additional amount will be used to purchase a new used reconditioned golf cart to replace the one George has been using in his work at SCHA and the Condos and is now in the land of old golf carts.

We will visit at the annual meeting the possibility of an assessment of $1,000. per unit with 59 SCHA home and 10 units at the condos to build our Reserve Account back up. As you remember with a strong cash reserve account after hurricane Charlie hit Captiva, we were able to get our facilities back to normal faster than anyone else on the island. "Remember Cash is King".

At the annual meeting we will discuss additional decking (materials were purchasing in 2006 for this project) on the south side between the tennis courts and the pool and also the possibility of a pergolas for shade for those that medically than can't be in sun and for those that desire shade vs. sun.

We are having a new picnic table constructed for the main bar-b-que area and should be on site by the holidays.

The Board ask that if you are making any changes to the exterior of your home PLEASE COMPLETE AN APPLICATION AND SUBMIT IT TO THE ARCHITECTURAL REVIEW COMMITTEE AND THE BOARD FOR APPROVAL (Lucinda Shaffer has applications) prior to commencing with any construction or painting. The Board will be asking the known contractors of the area to review the approved application prior to commencing their work.

Welcome to our new owners Ben & Lacey Stegmann #20, Bruce & Jeannine Johnson #24, Michael Stegmann #52 and Zeeda Madian #57.

The Cabbage palm trees on the common ground have been trimmed along with several owners have trimmed theirs also.


Our SCHA Owners meeting will be on Saturday January 19, 2008 at 11:00 AM EST at the Captiva Community Center. Also on Friday evening after sunset we will have an owners and friends reception at the pool house. Ginny Reiss will have more details on this Gala Event to follow.

SCHA will have 3 openings on the Board of Director to serve a two year term each. Lucinda Shaffer will mailing you information on this topic.

Sunset Captiva is and looks in very good shape, thanks George. Lucinda does a great job as our CMA manager.

Pool Open!October 18, 2007

Just a quick note to let you know...

THE SWIMMING POOL HAS REOPENED!

A great job by our workers, as it was only closed for 1½ days. Sorry for inconvenience this may have caused.

Hello to All:

The Board has authorized some repairs to the pool house. The floor in the pool equipment room had needed to be replaced for quite sometime and this is our opportunity to do that.

All the pool equipment will need to be removed from the room. It is estimated to take about 2 days to remove the equipment, replace the floor and re-install the equipment, replacing whatever needs to be updated after nearly 30 years of loyal service!

The pool will be closed on Wednesday and Thursday October 17 & 18. We were just notified of the closure dates. The coordination of all of the parties doing the work on this project and the supplies to complete the work necessitated the short notice.

We regret any inconvenience this may cause to our owners and guests. We know you will appreciate the facility when these repairs are completed.

The Board will report and seek your suggestions on the balance of the pool project beyond the current repairs to the pump equipment room, meeting room and the restrooms at our Annual Owners Meeting on January 19, 2008.

Our Sunset Captiva complex is in very good condition. Thanks, George.

It is with sadness that I bring the news of the death of Mrs. Connie Rosenberg.

Connie was an original owner of Unit # 40, that is now owned by her daughter and son-in-law Andrea & Robert Adler. I will inform you of any arrangements later. Our Sympathy to her family.
