Hello to All:

I open this message with GOOD NEWS. Mark Kirsch a long time owner of Unit #42 has had a successful kidney transplant. Mark has been on the list for quite sometime to receive a new kidney just waiting for a donor.
Well it has all happened and I understand Mark is doing well. Congratulations Mark!

It has been an extremely busy summer here at Sunset Captiva. Our property managers head is not spinning as fast as it had been. As I write this message I think there are six homes occupied.

Our complex is in very good shape. George has:

  • ordered new burners for the grills that are used many times each day
  • manually raked the loose rock from the edges of the roadways into the main traffic-way that will help hold down the dust and makes for a better appearance
  • using a loaned boat from the Jensen's, moved around the dock and cut all of the old barnicle filled lines from the dock. The dock looks great!

Wilson Landscaping trimmed the entrance ficus hedge this week too.


We have 2 new owners (#24 and #57). I will pass along their names as soon as I receive them. We look forward to them being part of our community.

The pool house committee is busy at work to come up with a plan to present to the board and then to the owners. Please, if you have not given them your thoughts on one of the following shade preferences, please do so now. The choices are:

  1. No shade other than what comes naturally (sometimes none & sometimes some)
  2. Umbrella tables for chairs
  3. Construct a pergola (with native vines or colorful canvas to provide shade) between the pool and tennis courts

Our annual owners reception will be on Friday evening January 18, 2008 followed by the Annual Owners Meeting on January 19, 2008.

WE NEED YOUR RESPONSE: Report to Sunset Captiva Homeowners re: Pool House

At the annual meeting last January, you will recall that we had some discussion with respect to the pool house and various alternatives that the board was considering with respect to its repair or replacement. In keeping with the promises made at that time, this is to inform you of the progress we have made, and the suggested course of action that the Board has now approved.

By way of background, work on this project has been going on for some time now. Approximately three years ago an engineering firm had recommended that we demolish the current building and build a new one bringing it up to current Lee County standards. We consulted with two reputable contractors and they both disagreed with the engineer’s report and that extensive repair work could take place. After much consideration, the Board of SCHOA has considered the cost involved in rebuilding along with other alternatives such as repair of part of the building and rehabilitation of the rest of structure.

We have decided after careful deliberation of all alternatives to proceed with repair and not replacement. At the current time, we are in the process of obtaining the appropriate estimates and bids in order to carry out the work. While we would normally pay for repairs out of operating expenses, the scope of this project will go far beyond repair to significant reconstruction. We, therefore, will have to have an assessment to complete this project (amount to be determined once the total cost is known).

You, the homeowners will be made aware of all of the pros and cons of the Board’s final recommendation and will be asked to vote on the assessment in order to complete the project.
We will proceed as quickly as possible with needed repairs listed in numbers 1 and 2 below, but will await your approval for the major reconstruction assessment before commencing that work.

What is the situation as of August 1, 2007?

  1. The bathrooms in the meeting room portion are in very poor condition and we are going to replace the plumbing and fixtures as well as exhaust fans in those two bathrooms. We may have to do some work on the joists underneath the flooring as that will also be replaced and then the two floors will be tiled and walls repainted.
  2. While the meeting room was re-painted last year, we are going to replace the carpeting as well as the sink and counter cabinet in that space as both are in very poor condition. We will also install an air conditioner in that room. A cabinet to hold supplies will be a part of the counter installed.
  3. We have to replace some support beams on the pump house as well as the pump house floor. At the time when this is done, we will also replace rotten wood as needed. We will remove the two shower rooms in the process, making one changing room in place of one of the showers.
  4. The final part of this work will involve replacing the roof on the pump house with a hip roof. We will have to obtain the necessary permits and bids before proceeding with that work.

Shade – too much or too little – Tell us what you think

We have found that over the course of a year there are greatly varying amounts of shade or sun at the pool. As we strive to improve the entire public area around the pool including the pool house and the pump house, a related but separate item has been considered and discussed. The Board has considered various possibilities for providing more shade including the following:

  1. Expand the seating area around the pool on the side nearest the tennis courts and erecting a pergola (shade protection) along with an extended deck from the pool house itself.
  2. Placing a few umbrella tables around the pool to provide shade for those who want it. The umbrellas would be removed in the case of pending storm.
  3. Place more emphasis on the growing vegetation and perhaps not trimming the Mahoes as often as we have thereby letting nature provide the desired shade.
Before reaching a final decision on this matter, we need to have you input. As we wish to proceed with efficiency, your feedback by September 1st would be greatly appreciated.

July 11, 2007

Hello to All:

This is with sadden heart that I report the death of the third owner within Sunset Captiva in 2007.


I just learned that Phil Lybrook, Unit # 20 died about a month ago. I do not have any details and if I do learn of any further information I will pass it along to you. Phil was an original owner or shortly there after. He was a very private man. Our Sympathy to his family.


George has had problems with scoot coupes or scooter coupes that can be rented on Andy Rossi Lane Rentals. On numerous occasions they have been operating recklessly within our complex. The Board voted not to allow these vehicles with Sunset Captiva along with already banned Mopeds, Motorcycles and R V's. We have posted a temporary sign at the entrance until a permanent sign can be procured.

The Pool House Committee is working on plans to bring to the owners.


The next scheduled Board Meeting is at 9:30 AM EST on July 26, 2007.

Happy Second Day of Summer
I am going to Sunset Captiva next week for a few days. I just wanted to send an update on a couple of items.

We have successfully moved from Southseas Owner Services to Royal Shell Property Management Inc. on June 1st. Our thanks to Betsy Dekker of South Seas and Lucinda Shaffer of Royal Shell for their efforts in this seamless transfer. We still have the Bugs or Us pest control services for our units.
Lucinda must have a key to your unit to schedule the quarterly indoor services.

Below is an up to date report from the Pool House Committee. The committee consists of Bill Fenniman, Chairman, Sue Sherlock, Member and Bob Irvine, Member. I want to thank each of you for your efforts.

Pool Committee Report - June 19, 2007

The Pool Committee has had discussion about the proposal we should make to the Board- that discussion taking place between the May and June Board Meetings. It is the consensus of the Pool Committee that we are going to have to build a new pool house (the question is when?) The engineer’s report obtained some time ago acknowledges that there is no foundation under the current pool house, there is much rotten wood in the building itself, the pool house is not attached to anything on the ground, and after thirty years, if we are to do anything to the structure, it must be done up to current codes. This will be a costly project and we therefore propose the following:

  1. We should obtain architect’s drawings for a new pool house and then engineer drawings that will be acceptable for permitting purposes as well as for obtaining bids for a new pool house.
  2. The cost of these drawings may be in the neighborhood of $5,000. Once we have an approved design and drawings as well as contractor’s bids, we can go to the homeowners for approval at the appropriate time of design and financing arrangements and commence instruction at the appropriate time – 2009-2010?
  3. We should discuss with Neptune Pool the possibility of obtaining new pool equipment, first – as it may take up less space and be more efficient. We must determine the cost of this equipment as well before moving ahead. The space needs for said equipment will have to be determined first in order to know how to design the building around it. That building, referred to as the “pool house “will also contain the pool equipment – probably in a similar configuration to our current structure as we want to remain within the current footprint if at all possible to minimize any permitting issues.,
  4. We should in the interim period while seeking drawings as outlined above undertake to first of all lock off the existing showers. We should seek the services of Joe Mason or someone else that could provide maintenance to the existing structure by doing the following:
    • Paint the inside of thee meeting room
    • Replace the sink cabinet in the meeting room
    • Paint the walls in the existing bathrooms, tile the floors
    • Install new or repair existing exhaust fans in rest rooms
    • Determine how we can use the left over decking that is currently stored on site

The Board has approved the maintenance plans, and the other more ambitious thoughts will be further pursued by the pool committee in the months to come with a goal of providing a completed project proposal to the homeowners at the annual meeting. Such a proposal may also include the installation of a shallow wading pool for youngsters. Nevertheless, it is necessary to take one step at a time and keep the process moving. The pool Committee will seek approval for obtaining the necessary drawings at the next Board meeting in July.

In the meantime, any comments, suggestions or thoughts will be welcome.

We remember...

Marcia A. Stegmann (Unit #52), Tuesday, May 22, 2007. Marcia was the wife of the late Kenneth O. Stegmann, and a dear mother of Kathleen (Tim) FitzGerald, Karen (Lee) Beauchamp, Daniel (Krys) Stegmann & Randall (Lynn) Stegmann. She was also a very special grandmother of Lyndsay Stegmann (Jeremy) Borage, Ben (Lacy) Stegmann, Mark & Kevin FitzGerald, Hunter & Drew Stegmann and great-grandmother of Chase Borage. Marcia was a dear sister of Thom (Claudette) Dill & the late Marilyn Abrams; sister-in-law of Rich (Dena) Stegmann, Joyce Buford and Bob Palek.

Helen Kramer (Unit #32), Wednesday May 30, 2007. Helen was the beloved wife of Ronnie. Loving mother and mother-in-law of Danny and Robin Kramer, Sally (Sarah) and Ray Doucette, Margie (Marjorie) Kramer and Alan Goffenberg, and Judy Kramer. Devoted and beloved grandmother of Jason, Madison, Charlie, Henry, and Kay.

Hello to All:
The month of May brings quieter times to Sunset Captiva. Our property manager George Hoch has just returned from vacation.

The Board has been very busy investigating property management companies. Southseas has canceled our very long standing agreement to manage our association effective June 1, 2007. Their management has made the decision that they will no longer manage associations which are located outside of their gates at Southseas. There are several associations that have or will be faced with the same decisions as we at Sunset Captiva are now doing. Our search committee has investigated and interviewed a few of the potential candidates. Royal Shell Association Management Group The Board unanimously choose Royal Shell Association Management Group.

They will also doing the administrative duties. Your next quarterly invoice will come from Royal Shell Association Management and will include some information on how they will operate. The Board is looking forward to this arrangement and is confident that it will be very effective.

The Board wants to sincerely thank Betsy Dekker, CMA with Southseas Association Management Group for the wonderful services she has provided to Sunset Captiva Homeowners Association for the past few years. Also, we want to wish Betsy good luck in her future endeavors.

The Pool House Committee has had some changes with the resignations of Pat Boris and Ruth Sones. The Board would like to thank them for their past contributions. The new committee members filling these vacancies will be Sue Sherlock, President of the Condos Association and a current Board Member of SCHA and Bob Irvine (Unit #56). The Board wants to thanks both of you for accepting these positions and we are looking forward to your contributions in the future. We will keep you the owners informed as progress is being made.

Our wonderful property manager, George Hoch will be employed by Royal Shell and permanently assigned to Sunset Captiva for 85.5% and to the Condos for 14.5% of a 40 hour work week. George will be onsite 8 hours per day from Saturday through Wednesday. The Board is very happy with this arrangement. Royal Shell will provide backup help to fill in for George on sick days and vacation times.

Safety Shoulder Project

Safety Shoulder Project - Revised April 19, 2007

Captiva Drive currently has two 11-foot driving lanes (slightly less in some portions of the Tween Waters stretch) and additional shoulder space averaging 12-16 inches in width.

Lee County has proposed the removal of all shoulder currently existing on both sides of Captiva Drive from the white line (11 feet from the center line) and replacing it with a new 4-foot shoulder of blacktop. The result would be a 30-foot-wide road with two 11-foot-wide driving lanes and two 4-foot-wide safety shoulders for use by pedestrians and bicyclists.

A blog for people to post their comments on the safety shoulder will be set up shortly.

Hello to All:

Sunset Captiva is still rather busy. A little slower this week. Weather continues to be good. We received about 1" of rain Tuesday evening and night. It was wonderful.

Bob Adler organized several new safety items on the dock.
With suggestions from some of the dock users, the following has been completed:

for the Dock

  1. A life saving pole mounted at the entrance which was a suggestion from Alan Fugit which is a recommended safety item by the American Red Cross.
  2. Two mounted fire extinguishers enclosed in a plastic case for weather protection. The extinguishers are located on the main dock walkway at each of the dock fingers. This was a suggestion from Mark Reiss.
  3. Four life rings with attached lines mounted at various locations on the dock.
  4. Safety detachable ladders which have been coated to deter barnacles. However if after time barnacles start to attach themselves the ladders can quickly be detached and cleaned.

Bob Adler worked with John Jensen of Jensen's Twin Palms Marina our neighbor to the North in deciding on this equipment, planning the location for installation of these safety items.
Jensen's Marina ordered these items, sold them to us at their cost and then installed all of these items with their work force at no cost to Sunset Captiva Homeowners Association.

Hello from Truly Paradise:

Sunset Captiva for the past few weeks has been a very busy place. Spring break is here. Sunset Captiva is the place for school kids - preschool kids - college kids -grandparents and even parents. The weather 98% of the time has been fantastic, a little wind and a few cool days. Yesterday clear blue skies and 87 degrees.

From the business side the Board members have been extremely busy with many items. The insurance coverage issue (Renews June 2007) for your associations assets has required a lot of time searching the best direction for first security of protection and secondly keeping our eyes towards cost.

Our homeowners association is managed by Southseas Resorts CMA owners services. Florida Law requires associations to be managed by a CMA if the budget is in excess of $100,000.00, which SCHA is. Southseas management has made the decision that they are not going manage homeowners associations beyond the expiration of your current contract, ours is June 1 2007. The Board has been interviewing several management companies and will make a decision soon and we will keep you informed.

We has made the decision to contact St. Cyr Architectural Firm to have them complete the drawings they has originally started so the pool house committee can get the information to work with builders and present a rebuild or remodel question to the owners as was discussed at the annual meeting of owners.

A new type of three wheel moped has arrived on Captiva. Many owners have been annoyed by these THINGS. They are rented at Yolo on Andy Rosse. The Board in the best interest of safety, noise and annoyance have voted to add Scooter Coupes to the banned vehicle list of motorcycles, RVs and mopeds. Please advise your renters, guest and your rental agency of this new rule which will be strictly enforced.

Many social events have been happening.

Bob Vinson, Chairman of our landscape committee had organized a planting day on March 19th. Captiva Conservation Commission had a re-green Captiva program and sold trees and ornamental plants for a 75% discount to land owners on Captiva. Then Bob organized a work day which drew many owners and guest (20?) to assist in the plantings which was a major task. Bob was the task master and he was the overseer of the planting of each plant and made sure it was planted properly. A total of 44 items was planted in the beach walk area. The reward was bottled cold water, G R E A T Pizza from the Great White Grill (Joe & Linda Mason's daughters business) on Sanibel, and future bragging rites that the planter of each item will say "I planted that tree maybe twenty years ago".   PICTURES NOW ONLINE!.
Thanks to all that labored and also to those that gave moral support. Savings to SCHA on this project was about $6,000.00.

Happy Crafters Art & Crafts Show

The dock is in the process of being made safer by the guidance of Bob Adler. John Jensen installed several throw life rings and escape latters are in the making. Mark Reiss suggested we install a couple of weather protected fire extinguishers which will also be a reality soon. If you have suggestions for the dock contact Bob Adler.

Mary Jane Vinson and others organized the First Annual Happy Crafters Art & Crafts Show on Friday evening March 23rd at the pool house. Wow what talent we have among our ladies. Owners and guest (45) brought appetizers and refreshments, some music talent appeared with instruments and voices and a super time was had by all. PICTURES NOW ONLINE!
